Residence permits

The Threshold
Under Regulation 6(2), a qualifying first-sale home bought from a development company for at least €300,000 plus VAT is one possible investor residence route for non-EU nationals. Purchase alone does not guarantee a permit or citizenship.

What Qualifies
Applicants must also satisfy the official income, source-of-funds, criminal-record, health-insurance and other requirements. The published annual income minimum is €50,000, plus €15,000 for a spouse and €10,000 for each dependent minor child.

The Broad Process
Approval, eligible dependants and continuing obligations are determined by the Migration Department. Keeping the qualifying investment and meeting residence and reporting conditions matter. Obtain individual immigration advice; neither a decision date nor approval is promised.

Reservation
Review the reservation terms with your independent lawyer before paying a holding deposit.
The written agreement should explain the reservation period, refunds and any credit against the purchase price.
Tax & Fees
Set by the Cyprus authorities, not by us, and subject to change.
Reduced VAT
The VAT treatment depends on the property, its intended use and your eligibility. A reduced rate for a qualifying main residence is not automatic and should not be assumed for a rental investment. Obtain written tax advice and a VAT-inclusive quotation.
Transfer Fees
Ask the Department of Lands and Surveys or your lawyer to confirm any transfer fees, exemptions and other charges for the particular transaction before you commit.
Stamp Duty
Cyprus abolished stamp duty from 1 January 2026. Documents executed before that date may remain subject to earlier rules; confirm transitional treatment with your lawyer.
Annual Running Costs
Budget for applicable local charges, communal expenses, insurance, maintenance, management and any taxes arising from letting or selling. Request a property-specific estimate; gross rent is not net return.
The Market
Rental income and resale values depend on the property, location, demand, operating costs and market conditions. Returns are not guaranteed and property values can fall. Ask for the assumptions and costs behind any projection, and obtain independent advice.
